This project involved the design and construction of a new one-story 14,227-SF KC-135 Beddown Operations and Maintenance Group Headquarters Facility at MacDill AFB.
The facility provides administrative offices for active duty and reserve personnel, conference and meeting spaces, and supporting operational functions, along with a complete furniture, fixtures, and equipment (FF&E) package.

Work included structural concrete foundations, masonry and structural steel framing, cold-formed metal framing, steel decking, rough and finish carpentry, and installation of a high-performance building envelope including insulation systems, air barrier assemblies, and a standing seam metal roof. Interior construction included gypsum board assemblies, acoustical ceilings, ceramic tile, resilient flooring, carpeting, painting, architectural casework, interior and exterior signage, and associated specialty installations.

Building systems included a wet-pipe fire protection system, plumbing systems, HVAC systems with BACnet-compatible direct digital controls, chilled water equipment, electrical power distribution, interior and exterior lighting, lightning protection, telecommunications cabling, and a fire alarm and mass notification system.

Site work included demolition, earthwork, excavation and fill, utility installation and extensions for water, sanitary sewer, storm drainage, electrical and telecommunications systems, concrete paving, sidewalks and curbing, landscape establishment, and perimeter fencing improvements.

Because the facility was constructed adjacent to the active flight line and existing occupied buildings, work was carefully phased to maintain ongoing airfield operations, perimeter security, and continuous access for personnel, emergency services, and maintenance operations throughout construction.
